More than half the residents of Trenton rent their homes. Landlords, in return for a fair profit, have legal obligations to provide safe, clean housing. The rights and obligations of tenants and landlords are spelled out in the pamphlet "What Landlords and Tenants Need to Know.' Both landlords and tenants ought to be familiar with Trenton's rent control ordinance.

Landlords who do not live on the premises are required to register their rental properties under the City's Absentee Owner Program, which is the primary guarantee that all landlords are complying with all their obligations under the housing code. Landlords and tenants can call (609) 989-3563 to learn more about the program.

A fundamental landlord obligation is to provide heat during the winter. Tenants without heat may call the 24-hour Heat HOTLINE at989-3560.

The Division of Housing Inspection enforces the code mandating the provision of safe, clean housing.
